Uniform Screening Criteria and Related Disclosures: As per Philadelphia bills 210329-A & 210330-A, KHP Property Management has adopted the following prospective applicant screening policies:

  • KHPPM provides a uniform rental screening criteria, posted on our website, which specifies all objective and subjective criteria that we use to review rental applications.

  • KHPPM utilizes a wholistic screening process, whereby we review each application in its entirety and based on a specific individualized assessment based upon our uniform screening criteria.

  • KHPPM does not have a blanket exclusion policy for eviction or credit, meaning that no prospective tenant application will be automatically denied solely due to an eviction record or solely based upon credit score.

  • KHPPM does not discriminate based on: race, ethnicity, color, sex, sexual orientation, gender identity, religion, national origin, ancestry, disability, marital status, age, source of income, familial status, or domestic or sexual violence victim status.

  • KHPPM makes sure to provide any denied applicants an email setting forth a plain statement of all reasons for the denial of the application, including a copy of any documents obtained from a third party for the purpose of the application, to the extent permitted by law.

  • KHPPM does not consider the prohibited screening criteria of:

    • Credit information based upon a failure to pay rent or utility bills during COVID19 emergency periods. ***Please inform us if any of these criteria apply to your application.***

    • Eviction records based upon: (a) any eviction proceeding pursuant to Pennsylvania law, or other equivalents in other states, that did not result in a judgment in favor of the plaintiff; or (b) any sealed record of an eviction proceeding; or (c) any eviction judgment against the applicant that has been vacated or marked satisfied pursuant to Pennsylvania law; or (d) any eviction case filed, or eviction judgment that was entered, four or more years before the application to rent was submitted; or (e) an eviction proceeding brought against the applicant during the Covid-19 emergency period, other than an eviction based on violent or dangerous criminal activity that resulted in a judgment against the tenant; or (f) any eviction proceeding where a judgment by agreement is currently in place, or where the judgment by agreement has been marked satisfied or vacated, or is otherwise resolved. ***Please inform us if any of these criteria apply to your application.***

Bed Bug Control Plan: KHP Property Management has adopted certain procedures to ensure proper prevention, monitoring and, if needed, remediation of bedbugs in all of our homes.

  • KHP Property Management requests that its 3rd party contractors inspect for signs of bedbugs after a tenant moves out, during the routine turnover process.

  • KHP Property Management requests that its Leasing Agents check for signs of bedbugs when the unit is vacant and being marketed to prospective tenants.

  • Upon move-in a KHP Property Management representative will inspect for signs of bedbugs with the tenant.

  • At any point after move-in, if the tenant reports signs of bedbugs, KHP Property Management will send out a licensed exterminator that abides by the National Pest Management Association's (NPMA) recommendations for Best Practices for Bed Bugs to remediate.

Maintenance Emergencies: If you experience a maintenance emergency, please call 833-267-4400 and follow the prompts for that. Please see below what qualifies as a maintenance emergency!
Immediate Emergencies (attend to immediately regardless of the hour):

  • High volume active water leak (we will first troubleshoot in real time)

  • Fire (call fire department)

  • Access due to broken lock

  • Carbon monoxide detector going off - consistent beeping (may request you to call PGW first or relocate)

24-48 Hour Emergencies (attend to next business day):

  • No functional toilet

  • No hot water

  • No heating

  • No water (may request you to call PWD first)

  • No Gas

  • No electrical (may request you to call PECO first)

  • Sewage backup

  • Access due to lost key

  • No functional sink

72 Hour Emergencies (attend to next 1-2 business days):

  • No cooling

  • Roof Leak

  • Minor water leak

  • Clogged vanity sink

  • Clogged secondary toilet

  • Electrical issues on one outlet

If there is a life-threatening emergency, call 911!
Being locked out of your apartment (due to not having keys) is not considered a maintenance emergency. If this occurs, please contact a locksmith to gain access.

Lead Warning Statement: Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not managed properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, lessors must disclose the presence of known lead-based paint and/or lead-based paint hazards in the dwelling. Lessees must also receive a federally approved pamphlet on lead poisoning prevention.

Molds: Moisture is an important contributing factor to mold growth. The presence of certain types of mold may cause health problems and may also cause damage to the property. Mold is a type of fungus that consists of small organisms and vary in appearance. When mold is present in a damp or highly humid area, they start to grow and release spores that can be easily inhaled. Mold growth can be controlled by minimizing moisture and controlling humidity levels within the property.
