The following is important information about your additional responsibilities during the cold winter months. Please remember costs associated with winterizing your home are generally the responsibility of the tenant.

SNOW AND ICE REMOVAL
For Single Family Properties: As per your lease terms and Philadelphia code, all single family tenants are responsible for snow and ice removal. To maintain safe pathways, please shovel the snow within 6 hours after it stops falling, creating a 36" pathway. If you require a snow shovel, please request one in advance to allow 5-10 business days for fulfillment. Please note that our management cannot be held accountable for injuries resulting from uncleared sidewalks and steps. If snow is not removed promptly, any fines and court costs imposed by the city will be passed on to the tenant. Remember to use Ice Melt before every snowfall to prevent ice accumulation on walking surfaces. Avoid using rock salt, as it can damage cement. At our discretion, if you are unable to clear the snow and ice, we may hire a contractor at your expense (with a minimum charge of $100.00).

For Multi-Family Properties: If you're a tenant in a multi-family property, refer to your lease to determine your snow removal responsibilities. If management is responsible for snow removal and the property hasn't been cleared within 6 hours after snowfall, please contact our office.

HEATER MAINTENANCE
As part of our routine maintenance, we'll service your heater before winter (excluding units with electric-only heating). You'll receive prior notice, and your presence won't be required during this service.

ELECTRIC-ONLY HEATING
If your unit has electric-only heating (such as electric baseboard heaters), it's essential to regulate them appropriately. Avoid keeping heaters on high constantly, as this could lead to unusually high charges from PECO.

SPACE HEATERS

If temporary heating with space heaters is necessary, please limit usage to one per electrical circuit. If you encounter any issues with your permanent heating, reach out to our management team.
